The Estates occupies the ground of the resort's original 1928 Adobe course, but the golf is new: Tom Lehman's team rebuilt it from scratch in 2023, reshaping fairways, tees, and greens and planting hundreds of trees.

It plays as a traditional parkland test dropped into the desert—tree-lined corridors and white-sand bunkers rather than native scrub—at the base of the Phoenix Mountain Preserve beside the Biltmore's Art-Deco lines.
